New research has revealed millions of consumers are spending more money than usual on their homes as a result of lockdown, with 75 per cent of Brits planning further improvements over the next year.

The survey, which was commissioned by home interiors marketing agency Unhooked Communications showed that two fifths (39 per cent) want to redecorate at least one room, a quarter want to landscape the garden, 14 per cent want a new bathroom, and more than one in ten (11 per cent) want a new kitchen.

A further one in ten said they want to create a home office. But sometimes the cost of all these improvements can be eye-wateringly expensive and it makes more sense to move home instead, particularly if lack of space makes it impossible to manage your workload effectively.

Walker Group has the ideal property for those struggling to deal with clients with a noisy dishwasher and teenagers making breakfast in the background.

The Arlington, currently available at Monarch’s Way in West Calder, boasts a multi-functional room on the ground floor which can be used as a fifth bedroom, dining room or a fantastic home office with a large window, letting natural sunlight bathe the room.

Sandy Casey, Director Walker Group said:”Spending so much time indoors has made us all hyper aware of our home environments and those cracks in the ceiling or outdated kitchen units that were easy to ignore before become a daily annoyance.

“Sometimes no amount of DIY can improve a property and the only thing to do is start again, particularly if you are short of space and unable to find a quiet spot to work from home.

“With a full return to an office based work culture still a way off, creating the right place to work has never been more vital not just for productivity but for our mental health as well. The Arlington offers the perfect place to work away from the distractions of the rest of the house.”

Generously proportioned, the ground floor of the Arlington also features a welcoming reception hall, a bright lounge, cloakroom and kitchen with family area and utility room. Upstairs the master bedroom has its own ensuite, there are three further bedrooms and a family bathroom. It is priced from £275,000.

Also currently available for reservation at Monarch’s Way are the four bedroom Kidston from £262,000 and the Canterbury Corner from £293,000.

Monarch’s Way features a collection of two, three, four and five bedroom family, just four miles from Livingston. Named after Charles X, who visited West Calder in 1832 when in exile from his native France, Monarch’s Way features some of the developer’s most sought-after house types.

Surrounded by countryside, Monarch’s Way is just a short distance from West Calder’s centre which offers a range of shops, a supermarket, cafes, bars, restaurants and professional services.

Ideally located for commuters with its own train station, there are regular services from West Calder to Edinburgh taking just 27 minutes and passengers can get to Livingston in just 3 minutes. It’s just a ten-minute drive to The Centre Livingston which is one of Scotland’s leading retail destinations with over 155 shops and a tempting selection of restaurants and cafes.

The kids will love West Calder’s Five Sisters Zoo which has over 160 species of mammals, birds and reptiles - from meerkats to arctic wolves. Recent additions include four ex-circus lions. A great family day out, visitors can also enjoy the large outdoor play and picnic area.

There are lots of things to see and do in the surrounding area including a visit to Almondell and Calderwood Country Park, where you can walk the dog, picnic by the riverside or explore the woodland where you can see Roe deer roaming wild.

Buyers can see the very high standard of accommodation on offer by visiting the Gladstone showhome which pays homage to the new wave of Scandinavian design. The showhome and sales office at Monarch’s Way are open to visit by appointment. For further information call 01506 870 647 or www.walkergroup.co.uk
