Research shows that growing up in a house full of books is a major boost to literacy and numeracy.

Data from 160,000 adults in 31 countries showed that a sizeable home library gave teen school leavers skills equivalent to university graduates who didn’t read.

Walker Group has the perfect property for book-worms – the Arlington which comes with lots of storage space and has a third public room, which would make the ideal home library or study, offering a quiet space away from the hustle and bustle of the rest of the house.

The ground floor also features a large open plan kitchen with family area – where teens can curl up on sofa with the latest novel, and an impressive formal lounge. The first floor has a master bedroom featuring an ensuite and contemporary bathroom, and three further bedrooms. It’s priced from £410,000.

Sandy Casey, Director Walker Group, said: “Growing up surrounded by books is great for the development of young minds and offers an alternative to spending hours glued to their phones or watching the latest dramas on Netflix. Reading requires full concentration which is a good life skill – it is very easy to get distracted watching television or flit about from one social media platform to another.

“Having a flexible lay-out downstairs is terrific for buyers at all stages – the third public room can be used as a playroom when children are young, a quiet place to read or study as they get older and later as a room where elderly relatives can stay without having to negotiate the stairs.”

Making the Arlington even more attractive to buyers, Walker Group is offering to pay LBTT (Land and Buildings Transaction Tax) on the Arlington for reservations before the end of March, representing an incredible saving of £14,350 and freeing up lots of cash for purchasing the latest best-sellers!
