Walker Group has just released the perfect first-time buyer home at its Monarch’s Way development in West Calder.

A contemporary three bedroom home, the Ormiston has a light-filled kitchen to the front of the property, a cloakroom and a generous lounge with French doors out to the garden. Upstairs the master bedroom has its own ensuite, there are two further bedrooms and a family bathroom, along with ample storage space.

Prices for the Ormiston start from £205,000. Buyers can take advantage of the new First Home Fund to purchase this property. Through this shared equity scheme buyers can receive up to £25,000 from the Scottish Government to help purchase their first home, subject to conditions.

Although the Scottish Government will have an equity share in the property, the buyer owns it outright and there are no monthly payments to be made to the Scottish Government or interest charged. The Scottish Government’s percentage share will only have to be repaid when the property is sold.

Sandy Casey, Director, Walker Group, said: “2019 was a great year for first time buyers in the UK with the number getting on the property ladder at its highest level since 2007. Help to Buy has been a tremendous aid to buyers at all stages of the property cycle in Scotland but it was only available for homes under £200,000, meaning that many properties were just above that level.

“In the East where land prices tend to be higher that has been an issue and we are delighted buyers can now take advantage of the First Home Fund.”

Monarch’s Way features a collection of two, three, four and five bedroom family homes when complete, just four miles from Livingston. Named after Charles X, who visited West Calder in 1832 when in exile from his native France, Monarch’s Way features some of the developer’s most sought-after house types.

Surrounded by countryside, Monarch’s Way is just a short distance from West Calder’s centre which offers a range of shops, a supermarket, cafes, bars, restaurants and professional services.

Ideally located for commuters with its own train station, there are regular services from West Calder to Edinburgh taking just 27 minutes and passengers can get to Livingston in just 3 minutes. It’s just a ten-minute drive to The Centre Livingston which is one of Scotland’s leading retail destinations with over 155 shops and a tempting selection of restaurants and cafes.

The kids will love West Calder’s Five Sisters Zoo which has over 160 species of mammals, birds and reptiles - from meerkats to arctic wolves. Recent additions include four ex-circus lions. A great family day out, visitors can also enjoy the large outdoor play and picnic area.

There are four good primary schools in the village and there are plans to replace the current West Calder High School with a brand new multi-million-pound building which will provide a state-of-the-art learning environment.

There are lots of things to see and do in the surrounding area including a visit to Almondell and Calderwood Country Park, where you can walk the dog, picnic by the riverside or explore the woodland where you can see Roe deer roaming wild.

Buyers can see the very high standard of accommodation on offer by visiting the Gladstone showhome which pays homage to the new wave of Scandinavian design. The showhome and sales office at Monarch’s Way are open from Thursday to Monday 11am-5pm.
