Picking up the keys to a new home on Friday 13th might put some people off but for seasoned buyer Scott Kitching the day held no fears.

Having already lived in more than thirty different properties, Scott is an old hand at unpacking boxes. Scott, partner Louise and daughter Dennon were delighted the move to the four bedroom Canterbury at Monarch’s Way in West Calder went without a hitch.

Commercial manager Scott said: “It was actually a great day and it all went smoothly – our house number is also 13 so it seemed like it was meant to be.

“From the start everything went so well, we sold our existing home in just a week and a half and our sales advisor Helen was just brilliant, we can’t praise her enough. She was so friendly and welcoming, it was an absolute pleasure dealing with her.”

However much he enjoyed the experience, the family love their new home so much they don’t intend to move again.

He said: “This is our forever home and it is great to put down roots. I spent much of my childhood moving around, my parents loved moving but not very far – all of our homes were in Livingston. It was a new town when they started and each time another bit was built they thought it might be nice to see what it was like living there.”

Buying a home at Monarch’s Way was not a snap decision for even a seasoned expert like Scott, the family spent two years searching for their perfect property before choosing the Walker Group development.

Louise said: “We looked at lots of new developments from other builders, but all the rooms were so wee and pokey, unlike the Canterbury which has lovely airy rooms with lots of space. It’s quite a change from our three bedroom semi in Pumpherston - it’s great to have so much more room, we especially love the spacious master bedroom.”

It’s no surprise they love the house which is one of Walker Group’s larger properties with a 21 ft long open kitchen and family room. A generous lounge, welcoming reception hall, utility and downstairs cloakroom complete the ground floor.

The large master bedroom has its own ensuite shower room and swoon-worthy dressing room, there are three further bedrooms and a spa-like family bathroom has an Ideal Standard contemporary cube bath.

Not only does the Canterbury tick all the boxes for the family, but the location was ideal as well as Scott had already lived in West Calder in two of his previous homes!

Scott said: “We loved the area already and the neighbours on both sides have been really friendly and welcoming.”

Surrounded by countryside, Monarch’s Way is just a short distance from West Calder’s centre which offers a range of shops, a supermarket, cafes, bars, restaurants and professional services. Monarch’s Way features a collection of two, three, four and five bedroom family homes, just four miles from Livingston.

Named after Charles X, who visited West Calder in 1832 when in exile from his native France, Monarch’s Way features some of the developer’s most sought-after house types.

Ideally located for commuters with its own train station, there are regular services from West Calder to Edinburgh taking just 27 minutes and passengers can get to Livingston in just 3 minutes. It’s just a ten-minute drive to The Centre Livingston which is one of Scotland’s leading retail destinations with over 155 shops and a tempting selection of restaurants and cafes.

Prices at Monarch’s Way currently start from £223,000.  Buyers can see the high standard of property on offer by visiting the stylish Gladstone showhome which is open from Thursday to Monday from 11am-5pm. For further information www.walkergroup.co.uk
