Magnificent Seven at Hazelbrooke

Magnificent Seven at Hazelbrooke
Buyers will have to be quick off the mark as only 7 four and five bedroom properties now remain at Walker Group’s Hazelbrooke development in Kirkliston.
The development of 83 properties has been a big hit with homeowners who are attracted to its location less than ten miles away from Edinburgh yet surrounded by green fields and close to woodland.
Located off Queensferry Road on the edge of the village, Hazelbrooke features a range of spacious four and five bedroom homes designed to put the needs of larger families  and couples who enjoy entertaining first, with generous open plan kitchens, separate dining rooms, family rooms and en-suite bathrooms.
Buyers of the remaining homes will have a choice of part exchange or having their Land and Buildings Transaction Tax (LBTT) paid for them. These offers cannot be used in conjunction with any other incentives and are only available on new reservations before the end of June.
Properties remaining include the Culdearn, an imposing five bedroom home with three reception rooms, an integrated double garage, large kitchen with informal dining area and utility room. Upstairs are five bedrooms, two with ensuites and a family bathroom. Prices start from £395,000.
Meanwhile the Glenbrook is a spacious four bedroom home with a practical open plan kitchen and family area situated at the heart of the property. The bedrooms all have built in storage and two come complete with an en suite whilst the family bathroom boasts a bath and separate shower cubicle. This elegant property costs from £399,000.
Sandy Casey, Director for Walker Group, said: “Recent research revealed that one of the secrets to having a happy home is for families to have four meals together a week, however people often don’t have space to sit round the dinner table comfortably and chat, and all too often end up eating in front of the television or on the run.
“At Hazelbrooke many of our properties either have a separate dining room like the Culdearn or a large open plan kitchen with dining area and family room such as the Glenbrook, which are ideal places to linger and chat after a meal or host a party. They have been very popular particularly with couples who are looking for more space to entertain their friends and family.
“All of the properties have generously proportioned rooms and I am sure they will be much in demand, particularly with part exchange on offer making it easy for buyers to make the move without a great deal of upheaval.”
Designed to be among their greenest homes yet, the properties have high performance insulation, double-glazing and energy-efficient heating systems. All homes are built to a high specification with fitted wardrobes, fridge freezers and excellent storage.
Hazelbrooke is perfect commuting distance to the city for those who prefer the sanctuary of fresh country air to the hustle and bustle of the nation's capital city. Hazelbrooke is surrounded by greenery with breathtaking views of the Pentland Hills.
The development benefits from the charm of a village community and is within walking distance of the nursery and primary school. However, its close proximity to Edinburgh means that the Gyle shopping Centre is near by as well as the amenities of the capital. For outdoor enthusiasts there is a wealth of golf courses on the doorstep and Ratho Climbing Centre is less than a ten minute drive.
The show home at Hazelbrooke is open from 11am to 5.30pm and further details are available by contacting the sales office on 0131 333 5104 or Walker Group’s head office on 01506 413101 or by visiting the website, www.walkergroup.co.uk
