Dreams Can Come True With Walker Group
Just one in five Brits lives in their dream home according to the latest research from Halifax Insurance.

According to the survey, the essential ingredients for the perfect property include a new kitchen and extra bedrooms and bathrooms. Also on the wish list for women is a separate utility, while men would love a games room.

Walker Group has just released three of its larger house types at Monarch’s Way in West Calder which tick all the boxes, offering an alternative to time consuming and costly renovations.

The Roxburgh, priced from £310,000, is a substantial five bedroom home with a high specification, contemporary kitchen complete with five burner gas hob, double oven, integrated fridge freezer and dishwasher. The ultimate in luxury, the Roxburgh also has that all important separate utility room.

Also on the ground floor is a double garage, half of which could easily be converted into a games room or man cave, a bright lounge and a family room which could double up as a study or formal dining room. In addition there is a useful downstairs cloakroom.

There is no shortage of space with five bedrooms upstairs, the master of which has an en-suite and a dressing room. The second bedroom also has an ensuite and there is a contemporary bathroom.

With the same layout, the Roxburgh Corner, priced from £319,000, has an extended family room with additional window.

Another five bedroom home, the Oakleigh is perfect for larger families or those needing space for guests. Priced at £272,000, it has a large open plan kitchen/dining and family room, spanning more than 34ft. There is also a separate utility room.

Sandy Casey, Director Walker Group, said: “These three properties really are forever homes with as much space as you could ever need, amazing kitchens and an adaptable lay-out offering plenty of options for rooms that reflect the way our buyers live.

“Whether your dream home has a yoga studio, a weights gym or a sewing room, the only thing holding buyers back is their imagination.

“While renovating an existing home is always worth considering, people often find once they have done one room the rest of the house just doesn’t look right. At Monarch’s Way you have a completely new canvas to work from.”

Monarch’s Way will feature a collection of two, three, four and five bedroom family homes when complete, just four miles from Livingston. Prices currently start from £243,000 for a four bedroom Canterbury.

Named after Charles X, who visited West Calder in 1832 when in exile from his native France, Monarch’s Way features some of the developer’s most sought after house types.

Surrounded by countryside, Monarch’s Way is just a short distance from West Calder’s centre which offers a range of shops, a supermarket, cafes, bars, restaurants and professional services.

Ideally located for commuters with its own train station, there are regular services from West Calder to Edinburgh taking just 27 minutes and passengers can get to Livingston in just 3 minutes. It’s just a ten minute drive to The Centre Livingston which is one of Scotland’s leading retail destinations with over 155 shops and a tempting selection of restaurants and cafes.

The kids will love West Calder’s Five Sisters Zoo which has over 160 species of mammals, birds and reptiles - from meerkats to arctic wolves. Recent additions include four ex-circus lions. A great family day out, visitors can also enjoy the large outdoor play and picnic area.

There are four good primary schools in the village and there are plans to replace the current West Calder High School with a brand new multi-million pound building which will provide a state-of-the-art learning environment.

There are lots of things to see and do in the surrounding area including a visit to Almondell and Calderwood Country Park, where you can walk the dog, picnic by the riverside or explore the woodland where you can see Roe deer roaming wild.

The showhome and sales office at Monarch’s Way EH55 8UX will be open from Thursday to Monday 11am-5.30pm. For further information call 01506 413101 or visit the development web page.
