Room with a View
Westerwood has launched a development of new build properties as well as plots in one of Scotland’s most picturesque locations.
Stronvar, by Balquhidder, deep in the heart of Rob Roy country, nestles on the shores of Loch Voil, within the Loch Lomond & Trossach’s National Park and has the most striking of private and unspoilt locations for a new home, with views over the loch and the surrounding hills, offering beauty, peace and tranquillity.
The development features only two properties and eight plots, although three plots are already under offer. Each home comes with shared ownership of approximately ten acres of land which includes a woodland and a protected Site of Special Scientific Interest which provides access to the loch and will be managed by Scottish Woodlands. Stronvar is also part of the River Teith Special Area of Conservation which aims to protect the unique ecology of the surrounding landscape.
Designed by local architects, Westerwood has also employed a local family builder to construct two new homes to ensure the properties are worthy of and sympathetic to the development’s magical surroundings. However, the option to purchase a plot only and appoint a different building team is also available, with planning permission already secured.
The properties at Stronvar offer a choice of individually designed three to five bedroom homes, accessed by a private road, which will be upgraded, through a woodland area.
A viewhome is now available to visit by appointment however, an Open House will take place on Saturday 17 June from 12 noon until 4pm.
The ground floor features an open plan entrance hall and dining room with feature multi fuel stove, a breakfasting kitchen with granite worktop leading to a separate sun room, a living room, utility room, shower room, and the option of a family room or a fourth bedroom.
The upper floor includes a master bedroom with dressing room and en-suite shower room, two double bedrooms, a family bathroom and storeroom. An integral double garage is also included. As befitting a property of this stature the specification offers an exceptional quality throughout, from the oak internal doors and ironmongery, to the choice of kitchen worktops by Jackton Moor and the Siemens appliances.
Mike Walker, Director, Westerwood, a sister company of Livingston based housebuilder, Walker Group, said, “Stronvar is truly unique in every way and its location is quite exceptional. We first purchased the site in 1978 and at that time it was a small caravan site. In the early eighties we subsequently sold it before buying it back again five years later at the request of the local community who were concerned that the site wasn’t being properly maintained.
“The location captures the very best of Scottish rural living but with all the benefits a modern house can offer in which to enjoy a relaxed life-style.
“You can close the door on the world here and step out into a site of scientific interest right in your back garden. It’s quite remarkable and yet only just over an hour’s drive to Edinburgh and Glasgow.”
Although Stronvar offers one of Scotland’s most peaceful locations it is still within easy access of a thriving village community with trout fishing, horse riding and golf close to your doorstep. The four star rated Monachyle Mhor hotel is nearby along with the popular town of Callander. Gleneagles is under an hour’s drive with Oban and the West Coast just over an hour and a half away.
Prices at Stronvar (FK19 8PB) start from £140,000 for a serviced plot or £575,000 for a ready built property available for immediate occupation.
An Open House will take place on Saturday 17 June from 12 noon until 4pm or by appointment thereafter. Brochures are available on request and appointments to visit the viewhome can be arranged by contacting Westerwood Sales Office at Walker Group on 01506 413101.
